Why bigha is not one number

Unlike square feet or square metre, a bigha is not a single, standardised unit. It is a customary land measure that evolved differently in each region, and the modern revenue records in different states still use the local definition. The consequence: 1 bigha in Madhya Pradesh is roughly 27,225 sqft; 1 bigha in West Bengal is roughly 14,400 sqft. Almost half. The same word, very different plots.

That is why this converter asks you to pick a state before showing you regional units. If you select No state — international units only, only sqft, sqm, sq-yard, acre, and hectare are offered, since those are unambiguous everywhere.

What it covers in v1

  • International units: square foot, square metre, square yard (also called gaj / gajam), acre, hectare.
  • Pan-India customary units: guntha (Maharashtra, Karnataka, Andhra/Telangana), cent (Tamil Nadu, Kerala, AP), dismil (Bihar, Jharkhand, WB, Odisha), ground (Tamil Nadu, mostly Chennai).
  • State-specific bigha: Madhya Pradesh, Uttar Pradesh, Bihar, Rajasthan (pucca), Gujarat, West Bengal, Assam.
  • Other regional units: biswa (UP, MP — derived as 1/20 of the local bigha), marla and kanal (Punjab, Haryana, Himachal).

What it does not cover yet

  • Kachha vs pucca variations. Where a state has both, this tool currently uses the pucca (larger, commonly registered) value. Kachha bigha and kachha marla support will be added when state-specific data is verified.
  • District-level differences within a state. Some districts in Bihar, Himachal, and Rajasthan use a customary bigha that differs from the state norm. The state value here is the most-frequently-used one; for a registered transaction, always cross-check against the relevant district's revenue records.
  • Kattha and chatak, because the conversion factor swings widely across Bihar, WB, Assam, and Jharkhand. Better to omit them than to ship a number that is wrong in your state.

How to verify a result

Every value in this converter is anchored to a square-foot equivalent backed by a curated data record with a lastVerifiedAt date and a source URL pointing to the state government's land-records portal where applicable. If you are using this for a real transaction, please open the source for your state and confirm the unit definition against the registered land record — a difference of a few hundred sqft is enough to change a stamp duty bill materially.
